The FIBRA sector in Mexico reaches 4.5% of the National GDP – Grupo Milenio

Real Estate Investment Trusts (FIBRAs) represent 4.5 percent of the Gross domestic product (GDP), this reflects its growing relevance in various areas, from industrial to commercial and hotel sectors.

Currently, it has more than 2 thousand properties and an occupancy of more than 95 percent, revealed the Mexican Association of Real Estate FIBRAs (AMEMIFBER), which represents 15 diversified FIBRAs in various sectors.

These figures show an expanding sector that generates approximately 5 million direct and indirect jobs.

According to the study Global REIT Approach to Real Estate Investingthe Real Estate Investment Group (REIT) model has been fundamental for the growth of REITs globally, especially in developing economies like Mexico.

According to the study, currently, there are 42 countries where REITs accounted for 84 percent of global GDP with a combined population of five billion people.

Since the creation of the first FIBRA in Mexico, there have been 14 trusts in the stock marketreaching a joint capitalization of more than 400 billion pesos.

In the last 13 years, FIBRAs have experienced notable growth in Mexico, consolidating themselves as a key player in the country’s economy.

After a period of adjustment due to the pandemic and global geopolitical tensions, REITs entered a stage of stabilization and growth.

In the last three years, new FIBRAs participated by issuing 24 different bonds for 74 billion pesos in the debt market.

Currently, FIBRAs total 30 million square meters, of which 65 percent belongs to the industrial sector.

In addition, the FIBRAs have more than 800 billion pesos in assets and the Afores They have more than 40 percent of its capital.
